Discussion 4 Risk Management & Techniques
The project I chose is one that is close to home. I live in a city-community called
Champions Gate near Disney, it is a beautiful community for which enormous promises were
made to buyers by the builder, Lennar. There have been constant changes in the master
building plan since I went under contract to build my home in October of 2014 that I am sure
were there long before that. A project that has had many tribulations is that of our own country
club style facility, deemed The Plaza, that has been a long-promised objective that is close to
coming to fruition. The project is a sprawling facility with a state-of-the-art gym, yoga facilities,
spa-style pool, and a gourmet restaurant that is configured to also offer gourmet cooking
lessons for owners residing in our community. It has also been plagued with problems.
What are the known unknowns and the unknown unknowns of the project?
First, we will start with the known unknowns, design issues, costs issues, and permitting
problems. An early arising risk that plagued the project for over a year came when the design
created and approved, was too large for the land it was to be placed on. Some would think this
would have been an easy risk to avoid but apparently not for Lennar. The blueprints and artist
renderings were unveiled in a lovely celebratory meeting that hosted the community owners
