Newport assignment
1. What do you think the most challenging parts of the appraisal assignment was/were?
-I thought the most difficult part of the assignment was the fact that it was a redevelopment
project that had not been completed yet. Finding the estimate of the HBU of the property must
have taken extensive research of other redevelopment projects on top of coming to an
accurate estimation of value of the land by itself without any property on it. Finding
comparable sales must have been difficult since your search is so specified to redeveloped
properties.
2. What do you think the most interesting parts of the appraisal assignment was/were?
-I thought the fact that it was in such a prime location and without even the final project being
completed on the project you could still come up with a $7,500,00 value estimate really shows
how prime and important the location is. I also thought it was interesting how you were able to
find reliable comparable sales due to there being so much redevelopment in the area of
Newport.
3. If you could see more detail relating to how this appraisal was completed, what would
you like to see most?
