1. Introduction
I.1 Development
Naga, the “Heart of Bicol” that aspires to become a happy place for its people, is
at the crossroads. The fastest growing city in Bicolandia, it faces the internal challenge of
maintaining high level of human development even as its population is projected to
double within the next two decades. Naga city’s development will eventually resort to the
increase in student’s population, overseas students and visitors alike. These
developments will bring a need for safe, livable, affordable and accommodations for
students, backpackers and tourists in the future.
In the face of these challenges, it can opt to take the path of least resistance and
approach urban governance with a business-as-usual attitude. Or, it can be a little more
ambitious, dream a little bigger and come up with a more audacious plan that will
position Naga as the Philippines’ best little city that not only does things right, but also
does them well. Fully confident that this plan enjoys broad-based support of Nagueños,
having captured the collective aspiration, needs and priorities of our society, I am calling
on call our people, partners and stakeholders of Naga’s continuing progress and
sustainable development to join us in making it work.
I.2 Rationale of the Study
This brings the concept of weather it is feasible to build a that offers better
service than other s within the vicinity of Naga City. The proposed site is located in
Queborac St. in Naga city nearly adjacent to Ateneo De Naga University. Queborac Drive
is an extension of Magsaysay Avenue which is known for its restos and night life. It is
approximately 300 m. to Ateneo de Naga University, 700 m. to Unibersidad de Sta. Isabel
(formerly Colegio de Santa Isabel), and 1 km. to the University of Nueva Caceres. It is
adjacent to three heavily populated barangays of Naga City – Barangay Bagumbayan Sur,
Bagumbayan Norte, and Santa Cruz. It is also close to many other schools including the
Naga College Foundation and various high schools and public schools. Naga City’s
downtown central business area is only 1 km. away from the property.
The proposed project will be named “Doro” . The primary target of this project
will be the university students of Naga city. Aside from students, it will also cater to the
market of backpackers and vacationers who will visit the City of Naga.
I.3 Assumptions of the Study
The study intends to determine if it is viable to build a three story that is
affodable and will be patronized by its target market. It is based on the following
assumptions:
1. The proposed site is 2000 sq. m. 1000 sq. m for the building and 800-
1000 sq.m car park.
2. The dormitory will be a three story building with 70 rooms. 20 rooms
on the first floor and 30 rooms each on the 2nd and 3rd floor.
3. The study will include the construction expenses.
The study also aims to:
Determine the demand of the said project or housing in the area
Calculate the projected revenue of the
Establish services that will make this stand out from the other existing
and housings in Naga City.
