MEMORANDUM
Date: January 25, 2017
Subject: Broadway Tower
Dr. Carlton,
I am writing to you because I would like to do my project on the Broadway Tower which is
going to break ground in the late summer of 2018. Located on 1455 SW Broadway St., this
19-story tower will occupy ¾ of the block on SW Broadway between SW Columbia and SW
Clay Streets in downtown Portland. It will include 180 hotel rooms for the RED Hotel on 6
floors, offer 175,000SF of office space on 10 floors, and 2,000SF for ground floor retail,
lobby, restaurant space, and a below-grade garage which will provide parking for 210
vehicles and 132 bicycles. This project caught my interest because it will be a mixed-use
building that will feature Portland’s first Millennial Focused hotel & I’m curious to see the
impacts that it will have on our city.
Sale Price: $3,600,000.00
Owner: Generations Columbia Property LLC
Party of Interest: Barclay Grayson, BDC Advisors, LLC
Developer: Walter Bowen, BPM Real Estate Group
Architect: Phil Beyl, Architect GBD
Construction: Howard S Wright
Neighborhood: Portland Downtown
District Coalition: Neighbors West/Northwest, Mark Sieber
Opposing Party Concerns:
Arthur Towers, wrote about the potential loss of trees along with the same concerns
that Marion McNamara & Suzanne Fleming mentioned about traffic congestion
related to passenger and loading vehicles, and that there should be a drive-through
loading dock so that the trucks do not have to back up into anything.
Ted Chilless, noted that the public benefit should go to Parks because affordable
housing may be developed without Final Findings and Decision for Broadway
